We understand that developing a housing project can feel overwhelming. But don’t worry - we’re happy to help you along the process. Take a look at the following steps to get an idea of what your project timeline will look like.

During this phase, your thoughts and ideas are very important. Whether it’s a simple addition to your existing home or a brand new home altogether, we want to hear all about what you have in mind for your project.

You’ll also get to meet our wonderful team, and together we’ll provide scale plans, zoning requirements and all the foundations for starting the project.

Next, we’ll provide a series of rough sketches (called Schematic Design) which will show you a general idea of the new floor plan. We will also show you what the exterior could look like. Once we get your approval, it’s time to move on to…

Once the sketches are approved, we will prepare more detailed drawings. They will be created via computer, using your existing floor plans and elevations as a base. These drawings will show all the rooms in the accurate size and shape. We will refine this until you give us the okay to move forward.

Next, we will prepare comprehensive drawings and specifications for the contractor, which they will use to establish costs and strategies. These documents will include: electrical and lighting layout, views of all cabinetry and interior trim details; and technical drawings (section cuts) showing construction methods and materials from the foundation to the roof. These will be used for accurate pricing, municipal approvals and permitting.

We have developed a curated list of contractors over the years, and we are happy to help you select and hire the perfect one. We will explain the project to various contractors, receive their bids and help you decide which one is right for your project.

We will assist the contractor in making sure the project is being built according to your plans and specifications. We will make site visits, observe construction, review and approve the contractor’s applications and generally be your independent owner’s representative as the work progresses.

Time to celebrate your new home! The final steps will be assisting you with a punch-list, a final walk through and taking  photographs for our records or hiring a professional photographer for our marketing (with your permission, of course.) Then, we will have a final wrap up meeting!
